Chapter 01

A flat roof does not shed water, it waits it out

A steep shingle roof lets rain run off in seconds. A flat or low-slope roof holds it. Water sits in the low spots, the sun beats on the surface all summer, and the Yakima Valley's swing from hot afternoons to freezing nights flexes the membrane every day. Over years the surface chalks, cracks and blisters, and the seams are the first place to give up.

You will see it as hairline cracks along the laps, a membrane that has pulled back from a parapet or a wall, patches of bare, dried-out material, and ponding that stays long after the rain stops. The same wear shows up on the low-slope roofs of shops, small commercial buildings and the manufactured homes that are common around the Valley. Clean, seal the seams, then coat

A coating is only as good as the surface under it. The first step is to clean the roof: sweep off loose grit and debris, wash away dirt and chalking, and let it dry. Skip that and the coating bonds to dust instead of the roof, then peels.

Next come the details, because that is where a flat roof actually leaks. Open seams, cracked laps, fastener heads, the base of vents and curbs, the corners and the edges where the roof meets a wall all get sealed and reinforced before any full coat goes down. Damaged sections or soft spots are repaired first. Only then does the coating go on over the whole surface in even passes, so the roof ends up as one continuous skin with no gaps between old and new.

A fresh coating makes a roof tight again, but it does not make it permanent. Foot traffic, branches, hail and ordinary sun all wear on it. A quick look each spring and fall catches a scuffed spot or a lifting edge while it is still a small fix instead of a leak.
