Chapter 01
The leak that comes back to the same spot
Most roof leaks in the Yakima Valley are small to begin with. A pipe boot that has cracked in the sun, a run of flashing that has pulled away from a chimney, a valley where the shingles have worn thin, a few nails that have backed out and lifted a shingle tab. None of it looks like much from the yard. The water finds it anyway, runs along the underlayment or a rafter, and shows up as a brown ring on the ceiling several feet from where it got in.
That is why a patch of sealant over the stain is the repair that fails. If the source is not found, the leak returns after the next rain or the next freeze and thaw, and the wet decking underneath keeps working on the wood. Our own words on this are plain: leaks on your roof should never be taken lightly. Taking them for granted may lead to bigger problems, and before you know it you need to replace the entire thing.

Tracing water back to a pipe boot, a valley or a seam
The work starts on the roof, not at the ceiling stain. We walk the slope above the leak and check the usual suspects in order: the neoprene collar on each plumbing vent, the step flashing where a roof meets a wall, the counterflashing at a chimney, the valley metal, the ridge caps, and any nail heads or fasteners that have lifted. On a flat or low-slope roof we look along the seams, the drains and the edges where the membrane turns up a wall.
Once we know where it is getting in, the repair matches the failure. A cracked boot gets replaced, not caulked. Lifted or missing shingles are pulled and replaced with new ones set over properly nailed courses, with the fasteners placed where the manufacturer's shingle is meant to be nailed so they hold in wind. Failed flashing is cut out and rebuilt so water sheds over it instead of behind it. Damaged underlayment or soft decking, if we find it, is dealt with before anything goes on top.
