What a season change does to a roof
Do you ever wonder what your roof goes through every time the season changes? With all the shifts in temperature and humidity, how can you be sure that your roof is still in good shape? In the Yakima Valley that is a fair question. Summer sun bakes the shingles and dries out every rubber and sealant. Winter freezes and thaws pry at flashing edges. Wind loosens fasteners, and fall drops leaves and needles into valleys and gutters where they hold water against the roof.
None of that shows from the ground. A homeowner usually learns about it the hard way, with a stain on a ceiling after the first heavy rain. By then the damage has been under way for a while, and what could have been a small repair is a larger one.
Leaks on your roofs should never be taken lightly. Taking them for granted may lead to bigger problems, and before you know it, you already need to replace the entire thing. Maintenance exists to stop that slide.

A maintenance visit is a hands-on walk of the whole roof, not a glance from a ladder. We look at the rubber collars on plumbing vents, which crack first. We check step flashing along walls, the metal around chimneys and skylights, and the valleys where most of a roof's water runs. We look for lifted, curled or missing shingles and for nail heads working up through the surface. We clear debris out of valleys and check that the gutters are draining and not backing water up under the eave.
Small problems get fixed on the spot where that makes sense: a boot swapped, a few shingles replaced and nailed down properly, a flashing joint resealed or rebuilt. Anything bigger we explain plainly, so you can decide what to do and when.
